Air Conditioning:

When inspecting the air conditioning system of a New Jersey home inspector will Inspect the: thermostat as well as the visible components of the central cooling system. Items such as electronic air filters and determination of system size and balance will not be inspected or evaluated. NJ home inspector will not operate central cooling equipment when it may be damaged such as when it is too cold out. Only permanently installed hard-wired, through-wall individual cooling systems will be inspected.

As New Jersey home inspections will describe the: cooling equipment and distribution type; and energy sources.

HEATING & COOLING SYSTEMS MAINTENANCE GUIDE

Make sure you have the heating and cooling systems checked by a qualified serviceperson once a year. Or follow the manufacturer's warranty and service recommendations. If you fail to do manufacturer-recommended servicing you may void warranties and subject yourself to additional costs.

Make sure you clean or replace filters in order to avoid equipment damage. You should check your owner's manual for recommended procedures and to see if other maintenance is necessary. Some filters should be replaced as often as once a month. Others can go six months.

On a regular basis clean dirt and dust from around furnaces, air grills, and ducts.

Don't forget to clean out fireplace ash pit.

Each fall before use have the chimney checked. Before you know it a build up of creosote and soot can occur that can be very dangerous. Even if you use your fireplace or woodstove regularly, a yearly cleaning and inspection by a professional is recommended. Make sure you seek help from professional.

Do not forget to check the attic to determine if insulation or other material is blocking free air flow. If the soffit vents, gable vents, or other attic vents are blocked unblock them. Should light from the outside shine through each vent into a darkened attic, then you will know the vents are clear.

Central air conditioning can only be tested if the outdoor temperature is above 65 degrees. As per the manufacturers' instructions, to test a central air conditioning unit below this temperature could cause serious damage to the unit. Therefore, no New Jersey home inspections will test an air conditioning unit in cold weather. However, if the central air conditioning can be inspected, our NJ Home Inspector will use the latest high tech equipment. A laser thermometer will be used to check the supply and return duct air temperatures. These temperature readings will enable the inspector to determine the condition and performance level of the unit.

NJ home inspectors will give the system a complete visible inspection. The following are some of the major AC components that will be inspected: compressor / evaporator - besides performance, the unit will be inspected for rust, physical condition and where and how it is situated. Service lines will be verified as insulated, functional and has the proper accepted temperature range for efficiency. Condenser drains are check for condition and to determine if the line is being properly discharged.

Electrical disconnects will be checked by the New Jersey home inspectors to very that there is an electrical disconnect within a few feet of the compressor unit. If the unit is installed without an electrical disconnect in this area it may void the manufacturer's warranty. Mounting platforms compressor should be mounted on a concrete slab or plastic platform. The unit should never be just placed on the ground or setup on bricks or blocks. The unit should always remain level and not be subjected to rust and deterioration from ground contact.
